Real Estate: Buyer’s Market… Seller’s Nightmare?

Well, depending on the area you live, you’re most likely experiencing a real estate buyer’s market. Skiff We commonly utilize this term when certain things happen in the real estate and financial world. When interest rates rise, speculative buying slows, investors start selling and people in general start cashing in on the equity they have built in their homes for the past 5 or more years, inventory rises, buying slows and voila!…a buyer’s market.

For you sellers out there, I hope to enlighten you on what drives the sale of your home in a buyer’s market, what you should expect from your Realtor in such a market and what you shouldn’t expect from your Realtor.

Just to set the record straight…I am not sticking up for Realtors just because I am one. Quite frankly, and as you might have read in previous articles I’ve written, I feel Realtors in general should be more educated and have more general business experience to better protect their clients real estate assets. I also feel they need a better understanding of contracts and how to write and negotiate better terms for their clients. Let’s face it…the goal for everyone involved in a real estate transaction (buyer, seller, Realtor(s), lender, title company/attorney, etc.) is to CLOSE THE TRANSACTION.

First of all…EVERYONE needs to communicate better and stop CYA (covering your you know what) if an issue presents itself. We’ve ARISTON CISPF 640 E all heard there is strength in numbers. So, why not act and work as a team? Yes, buyers, sellers and everyone else involved fail the transaction more times than not causing a delayed closing or worse…no closing at all.

So, what is driving real estate in a buyer’s market? It’s simple. EXPOSURE, LOCATION and PRICE!

EXPOSURE

With literally thousands and thousands of homes on the market in most areas, competition is stiff. As a seller, what are you going to do in this buyer’s market to ensure your house is the very next home that sells in your market? Well, you can start by hiring a Realtor. Why? Realtors have access to Electrolux EW

I mean, aren’t we talking about different techno-roads to the same place here? Six of one, half dozen of another? For Pete’s sake, I just want to watch the game!!

I’m going to let the cat out of the bag right away here – I’ve actually found an unequivocal answer to this very important TV question: satellite is beating the snot out of cable every day of the week. Ok, so now that I’ve let you in on my subtle bias, let me lay out for you why satellite is eating cable’s lunch and sending the cable guys into boardroom frenzies. Direct Answers - Column for the week of July 8, 2002

I am a 26-year-old escort, in the business on and off since I was 14. I have a tendency to get involved in very bad relationships.

The men I go out with are usually abusive with substance abuse problems, and generally I end up supporting them. I don’t have many friends because it seems people only deal with me because they are trying to use me.

I’ve worked regular jobs, attended some college, and also got my real estate license. I wasn’t happy being “square” and am not happy now, but I can’t afford to stop escorting or I will lose everything. Happiness never lasts long for me. I am looking for something in life to keep me going, and the only thing that’s doing it is my massive stack of bills.

Recently I got involved with a man who treats me better than anyone has in a long time. For the first time ever, the feeling is mutual. He makes me smile, and I don’t believe he would ever abuse me. We want to settle down and even have kids.

The problem is he is on Indesit WIXXL 86 EU parole and is supposed to turn himself in soon to do about two years. That’s a long time to wait, and I’m tired of my life being on hold. We have considered the option of him not turning himself in, but then I will be forced to keep escorting to support us.<

The Great Coppola

The Great Coppola

The Godfather by Francis Ford Coppola contains several violent scenes. However, the film is slow moving and character driven. Coppola uses particular techniques such as camera movement and camera angels. His unique method helps to emphasize the violent moments in the movie and to separate them from the more common romantic gangster image. Just remember the scene where Luca is murdered.

Luca is inherently a part of the Corleone family by manner of association, and is fulfilling his duty as such when he meets his demise. “Have yourself, a merry little Christmas” is playing in the background as Luca is preparing his gun for the deed. Seeing the gun is the first warning to the audience about what is about to come; the audience is presented with what is generally very cheerful music but Coppola introduces an element of danger nonetheless. The audience sees Luca’s feet until the camera tilts up to reveal an elegant hallway he must travel through to get to the family he is meeting with in order to kill; this is another similar set of contradicting ideas as the audience is presented both with beauty and some sort of looming danger. He passes by the camera in the form of a dark shadow and turns into the room where the men are awaiting his arrival. For a brief instant before the camera location is moved into the room with the men the audience can see Luca through an art-covered window.

Interestingly, the art on the window is in the form of fish, and it is the first indication that Luca is the one in danger, as he will eventually “swim with the fishes.” The mise en scene also suggests an allusion to the film GPS Navigator ERGO 535 noir form of cinema, Karcher as the audience is an observer and is often forced to see the action with an obstructed view of what’s going on. The camera joins Luca as he discusses the two families’ differences with the men; they greet Luca with an overwhelming sense of hospitality but the audience is clued into their potentially questionable motives via their wry smiles and hints of anxiousness.

Coppola is very pa

Outsourcing: The Pros and Cons

If you own a computer or piece of electronic equipment, chances are you may one day have to make a call to a tech support or customer service department. And if the product in need of repair happens to be manufactured by one of the many companies that bases its IT or customer service support center in another country, your experience with the representative with whom you spoke likely plays a large part in your GORENJE WS 40085 general opinion of the outsourcing debate.

Outsourcing, also called “offshoring” when referring to overseas workforces, is commonly referred to as the practice of transferring jobs to other countries in an effort to reduce company labor costs. As more people lose their jobs to outsourcing or become increasingly frustrated by having to overcome language barriers to communicate with service employees, the outsourcing trend is failing to meet with general approval in the United States. Reactions to a 2004 poll in King County, WA concerning the economical impact of outsourcing varied, but many respondents felt that long-term outsourcing will generally harm the American economy and workforce.

“…As a consumer, I feel cheated that a company wants my money but doesn’t want to pay my neighbor $7 or $8 bucks an hour to take my calls,” one respondent wrote. “‘Globalization’ is an international term for ‘feeling free to Hansa get away with cheap labor.’”

Regardless of public opinion, however, the outsourcing of IT jobs, nay, jobs in general, does not seem to be going the way of the dodo just yet. The CIO 2006 Global Outsourcing Guide, released in July, cites the 2005 Duke University CIBER/Archstone Consulting study, saying that 73% of Fortune 2000 companies cite

Your Own Swing, The Foundation, & How Low You Score

Your Own Swing, The Foundation, & How Low You Score

Golfers tend to give a huge amount of importance to the swing. A good swing produces a low score is their rationale. George Knutson had a great Ixtone swing. Tom Purtzer is another. Arnold Palmer is not another, yet Arnold is a house hold name and the other two are well known by only a few. I played with both Tom and George and they could really hit some shots. Arnold’s record stands for itself. I think I saw a stat on TV that compared all the good players for their top three year period and it was Arnold with 27 wins from 1960-1963. Don’t quote me on this stat but I’m close.

The moral of that paragraph is that it’s not how pretty the swing is that’s important but how low you can score on a consistent basis. So give up trying to have a perfect swing and hitting nothing but perfect shots. Concern yourself with figuring a way to score low with the game and ball striking you have right now.

Nicklaus was never great with the wedge around the green. The rest of his game made up for the weakness. Did he try to get better with the wedge? Yes, but not at the expense of the rest of his game. His strength was thinking well and making putts when he absolutely needed to. Jack has always had a solid foundation for his golf game and he did nothing to upset that foundation. Leave things the same. That way he knew what to expect from himself, his equipment and his Asko game.

This is true about any of the greats of the game. Byron Nelson, Tom Watson, Lee Trevino,
